Closing the Deal
Assignment
The title company will handle the title workand the closing. This usually takes aminimum of 4-6 days, sometimes as long as10-15 days.
Deliver the original purchase and sale agreement(A-B) to your title company and open escrow.
Deliver the assignment agreement toyour title company.
Collect your assignment fee! You donot even need to go to the closing.
Double Closing
Deliver the B-C Purchase Agreement to yourtitle company
Same as above but you actually buy the house from the seller andthen turn around and sell it to your cash buyer. You do this toHIDE what you are making and/or keep the buyer from meetingthe sellers among other reasons.
Depending on your state you might not evenneed any money to do this. (this is called asame day double close DRY FUNDING)
In some states this might require TransactionalFunding or Gap Funding.
Close the deal and get paid!

Try to use long inspection periods and makesure to have out clauses in your contract
Sell properties to Investors
Mark the property up yourdesired "Wholesale Fee"
Remember you a selling your "Contract" topurchase so you are really marketing up yourcontracted purchase price....
We recommend you shoot for 5K profitso you have to mark them up 7-10K asinvestors will negotiate you down.
Once you have a buyer you can assign yourcontract to the end buyer or double close it.
